CalcLeilão was built around a question that sounds simple but rarely fits in a single calculation: after every cost, the time involved, and the known risks, does this operation still make sense?

Our purpose

Turn scattered information into an analysis that can be reviewed.

Auction properties and vehicles have different financial structures. A property can involve title records, occupancy, taxes, condominium fees, renovation, and months of tied-up capital. A vehicle may require transport, transfer, mechanical diagnosis, parts, compliance, and a turnover strategy. Combining those paths weakens the decision.

CalcLeilão therefore keeps the calculators independent. Each one organizes the costs and assumptions specific to the asset, while both follow the same discipline: identify documented facts, record estimates as estimates, reserve room for risk, and compare exit scenarios.

The platform does not choose the asset for the user. It provides a structure for seeing projected capital, the effect of time, and a financial limit based on the information entered.

Results depend entirely on the information and assumptions entered. CalcLeilão does not guarantee profit, appreciation, liquidity, compliance, or time to sale.

For properties, the decision requires reviewing the auction terms, title record, court case, notices, liabilities, occupancy, condominium rules, and other relevant documents, plus legal and technical advice where needed.

For vehicles, document searches, condition reports, mechanical inspection, history, parts availability, and collection terms remain essential. A price table does not guarantee a sale.

When relevant information has not been located or confirmed, it should remain an unresolved item or risk. A comfortable assumption should not fill the gap.
